Excellent breakfasts, attentive service, beautiful views: what's not to like!
Tips:If you're walking and need a modest lunch or supper, turn _left_ out of the driverway, down the road (or the steps) takes you to near the north end of town, where you'll find carry-out pizza (one pizza feeds one), carry-out chinese (one starter and one main feed two) and a small Co-op that's open until 10 p.m. Use the microwave / over / grill in the breakfast room to warm things up and eat there. You'll find plates, cutlery etc. there for just that purpose.

Not a great review I am afraid. Shower rail was hanging off the wall and the toilet seat kept moving. On the day of departure no hot breakfast was provided due to illness. I would have thought that a substitute could have been found. Alternatives were provided but not set out on plates etc but in their shop packaging. Help yoursel.

Owner Response:I am ever so sorry that you had an awful stay. I really am unwell and I felt best to keep away as not to spread it to you all. The shower I must apologise was pulled off the wall by the previous guests and the one I fitted has come loose. Sorry again.

Belvedere is a perfect place to stay in Brodick, Isle of Arran. For us, who fancy a traditional b&b, it is brilliant. We stayed in a nice and very clean large room with a view over the bay and enjoyed brilliant breakfasts every day. Allan is not the traditional but still a brilliant host, a great cook and provides all sorts of tips and advise for us as guests. Thanks!
Tips:We went to the destillery in Lochranza for a whisky tasting - highly recommended. The castle gardens are truly beautiful. We traveled without a car, so we went on regular buses around the island which was great - don't miss out on the south coast even if the mountains in the north may seem more spectacular!

I really enjoyed my stay at the Belvedere guest house. Alan was so friendly and made you feel very welcome and relaxed. His cooked breakfast was excellent. My room was very clean and you could have your room cleaned everyday if you wanted. I was on my own and was made welcome by Alan. The guest house is very friendly and is a very safe and relaxed place for a solo traveller. The lounge area is very relaxing and looks out over the bay which is lovely. I really enjoyed my stay it was so relaxing, comfortable and friendly and I plan to return.
Tips:It is very central in Brodick it is a short walk from the ferry and is near the bus station to get the buses to other parts of the island. There are a few pubs and restaurants near by all within walking distance and there is also a large co op shop near by and a pizza, chinese and fish and chip shop takeaway and a local bakery. Brodick castle is near by and there are many walks in the area the main one being climbing up goat fell.

Space outside for 2 cars in driveway otherwise right outside on street . Room and en suite was very clean and had everything we needed .
Tips:Brodick bar is very close by and great for a drink and some pub food. Brodick brassiere looked a bit fancy for us so we ate at the Douglas hotel which had a wide and varied menu with fantastic food . Drove from Brodick to Lamlash which was a short trip and enjoyed the scenery there also . Popped into Arran cheese shop and Arran aromatics on the way to Brodick castle To

Wonderful location looking down on Brodick Bay. Old building but spotlessly clean and usder-friendly. Although my room was upstairs (as are the majority of B&B rooms, the stairs were easy (I'm a not so numble 77 year old) with helpful carpet underfoot. Superb brekkie and Allan is a congenial, highly service orientated and happily reactive host.
Tips:This needs a book .. I have had no disappointments in multiple Arran visits this year. Looka at 322, 323 and 324 bus timetable very carefully and plan your jaunts around the island in line with it. Be sure to spend (at least) an hour at Blackwaterfoot and have a roll with (best in Scotland) sliced sausage in "On a Roll" seated beside the "massive" Harbour??? And, try the superb products from the Artisan Honesty-Box Bakery. AND, yes, good food is important and Arran abounds in it .. The Sandwich Station at Lochranza Pier might just be my Global no ! Sandwich provider

Tips:Allan is very accommodating I would advise making contact prior to arriving on the island as you may find your room is already prepared if not he can possibly facilitate a place for your luggage to be left safely to allow you to head out and visit various locations. The Belvedere was our first stay on our first-ever visit to Arran and was easily reached by the local bus system from the ferry terminal in Brodick. Our room overlooked the outside garden/dining area. The room was small but clean, quiet and comfortable and suited our needs well. The restaurant featured excellent food and the included breakfast offered many choices. We ate dinner there a couple of times and enjoyed a beer in the garden. Staff were friendly and accommodating.
Tips:The hotel is situated along the two-lane main road in Lamlash and is right across from the beach and a coastal park. We used the local bus to travel around the island and the hotel was close to bus stops. Views of the Holy Isle are outstanding and we walked the beach many times. The ferry to the Holy Isle is a short walk from the hotel. A small grocery store and several restaurants and shops are nearly.

2nd October 2022:
This is my third stay and the Belvedere is always my first choice. Alan is a fabulous host and does his utmost to ensure his guests have a comfortable and pleasant stay. I stayed upstairs in room 2 this time, a twin room overlooking the sea. The room was large, the bed was comfortable with quality linen and mattress and pillow protectors. A hairdryer was supplied as well as a generous tea tray. The en-suite contained a shower which was perfect. Alan's breakfast's are huge, with lots of choice combinations. Alan also ordered me some haggis from his butcher in Paisley which was fabulous and very reasonably priced.
Tips:The Belvedere is quietly situated behind the row of shops and establishments on the sea front. The minor road runs parallel to the coast road but there is no road noise. There is a walk nearby that takes a forest route down into Lamlash where there are more shops, coffee bars and pubs. There is also a small ferry boat that will take day trippers over to Holy Isle (no dogs). I had evening meals at The Douglas (nearer to the ferry terminal) which is very popular and is better to be booked ahead, and Crofters which is along the right hand side of the main road. Brodick Castle is a few miles away, The Cheese Shop, Botannicals, Heritage Museumn all close to each other. There are two distilleries. The whisky distillery at Lochranza is interesting and the red deer and eagles roam around there. Corrie, Sannox, Goat Fell are great areas for walking plus Glen Rosa and Kings Cave. A small island with lots to see and do.

3rd time stay here, and as ever, spotlessly clean and 100% comfortable. Front double room has stunning views, big comfy bed and great size bathroom. Check in is easy (just take key and go) and breakfast was the best i'd had in any B&B with gorgeous personal touches! Very quiet and peaceful here, great for relaxation. Easy walking to everywhere. 10 mins walk from ferry terminal door to door. I traveled as a foot passenger this time and walked everywhere with ease. Allan, and the other guests very friendly, and I felt 100% safe and well at all times. Would not hesitate to stay again & recommend. I left luggage for a few hours and was able to use the lounge to pack up & rest when ready to depart for afternoon ferry. Perfect!
Tips:The Ormidale Hotel is a 10 min walk and serves food and drink with no bookings needed, very handy, and a good menu selection. Fishermans Walk lovely to the beach and beyond to avoid the main road. Most business closed on a sunday - best to bear in mind (bars & supermarkets open). Many great walks - its a fantastic island for peace and beautiful surroundings.

The Belvedere is an amazing place to stay! The guest house is located close to the ferry terminal. Our room was very cosy, felt like a real home and totally clean. A high standard en-suite bathroom did not have any issues, very clean as well. We had a calm, good sleep in a comfortable bed, then woke up for breakfast which has been chosen by us the day before. Food was top quality. Alan, the host, is a friendly, energetic person and we had the impression that we know each other for years! The Belvedere is in a lovely elevated position overlooking Brodick bay and Goatfell, within easy walking distance of the ferry and various shops. The rooms are lovely, those at the front of the house have a fantastic view of Goatfell. This is the second time I have stayed here and will definitely be coming back.
Tips:If you don’t have a car and are here for a few days or more, I would recommend you get a weekly bus pass (about £20) and you can hop on and off any of the buses that take you all over the island. I walked several sections of the wonderful coast path using the buses to get me out and back. Food wise, if you like seafood, The Shack (mobile food trailer) is fantastic as is Mara in Corrie. The Parlour on the front in Brodick does really good Pizza, eat in and take out.

Advised where to store your bikes and that did not seem good enough for you. The guest house has just been decorated and I think you will find you are full of rubbish. Sorry it was a dull wet day when you arrived from Oban, shame you did not check the weather before coming to Arran, no doubt the delays getting off the Island due to the ferry has ruined your mood. Your review is not a true reflection of the property. Please do not come back to my beautiful house as your have a bad attitude.

We loved every minute of our stay at Belvedere! We felt at home straightaway in both our room and the guesthouse as a whole. It was really easy to find, thanks to the clear instructions we’d been given in our booking confirmation email. The location was very central so easy to pop to the pub without worrying about having too far to come back later on. The room was tidy and clean, the bed was comfy, the view was amazing, the breakfast was the best we’ve had in ages and the chat at the breakfast table with another guest was a great way to start the day. A lot of laughter all round, thanks to Allan creating such a welcoming atmosphere for us all. Our only regret was not being able to stay longer. If we’re ever back on Arran, the Belvedere will be our first port of call.
Tips:Have dinner and a drink at the bar at the Douglas Hotel in Brodick. Walk up Glen Rosa to see the waterfall and the Devil’s Punch Bowl. Walk from King’s Caves to Blackwaterfoot and have lunch at the golfcourse clubhouse there. Explore the beach at Sannox if you have your own transport.

The quiety of the night to sleep is something that I appreciate very much.

Owner Response:Thought I would reply and post this review now that covid restrictions and safety is higher. This review was typical hence bringing my ratings down. If you had Mo read all the information I provided on booking with us during the pandemic would have realised that I was doing self check in, continental breakfast served to the room if ordered for a time provided to avoid contact for my, yours and my staffs safety. If you look at my reviews prior too and recently after running it as I dreamed of when you stayed you will see the review was unfair and detrimental to my hard work protecting the public during this time whilst still providing as best service I could. Sorry you did not enjoy your stay and I would recommend coming again as I provide a warm welcoming place to stay whilst enjoying Arran. Now I am cooking and meeting guests when possible again things are great. Sorry I had to make the decision to run it the way I did during the pandemic. Not my choice and it cost this small business a lot of money along with what was spend ensuring you’d catch nothing whilst staying here. Your room was heavily cleaned and curtains steamed and carpet steamed before arrival. Those low scores were untrue and because you felt negative about your stay through not understanding by reading our thorough information. Come again I am sure you will not feel the same, Allan

For me the continental breakfast really didn't work. Other hotels have got around the same problem by doing breakfast in shifts. Due to Coivd, i barely saw anybody while stayed, hopefully this will change when the Covid regs change . Poor dogs barked for two hours one night ( 8-10 pm) i guess they were left alone for that time.

Owner Response:Sorry the continental breakfast was not for you. I am not cooking as I cannot sit everyone safely as the dinning room is not big enough to do so. I have been keeping out the way due to covid as we have visitors from around the world and it is the same for everybody. As for my wee dogs, they have just been nutered so had to stay in for two weeks when healing and I was filming a local show that evening. Sorry if they barked for me. All the best, Allan

The response time from staff was good and attentive via text in amongst the Covid pandemic. The view from the room was stunning - fantastic views of Goatfell! It was quiet which was peaceful. The room itself was also very clean and bed very comfortable. Few issues we had included the summer house light outside at night shone in through our window and the curtains weren’t blackout so that made it difficult to get off to sleep somewhat. We were disappointed by the breakfast quality and felt it was all stuff we could have just bought each morning from supermarket. The shower was barely warm, although the provider said it was set to a comfortable setting so I imagine some people would have felt it was warm enough.
Tips:Glenshadale Falls is a nice easy uphill walk as an alternative to Goatfell but Goatfell is amazing. Kildonan Bay has the most beautiful Sandy beach - good for sunbathing and quiet spots. We visited the Brodick Bar which was sadly not worth the very expensive prices. We were happy to pay money for good food but there was barely any food on the plate and so it felt a real rip off. The Pierhead Tavern in Lamlash or The Parlour in Brodick were our two favourite places to eat and drink

I would give 5 for facilities but for the kettle to work it has to be sat on the floor as the lead isn't long enough to reach either the socket or the too short extension lead supplied in the room and the double socket under the window doesn't work so it should be fixed or marked up as redundant. Other than that room 5 was perfect. I especially liked the arrangements for these Covid times.

Place was lovely and perfect location. It was only a 5/10 minute walk from the ferry terminal and very close to the co-op! We were comfortable from the start with regards to the current pandemic, everything was put in place to protect visitors. Sadly we didn’t meet the hosts due to COVID, but even without being physically present they made sure we were 100% looked after. The views of the sea and Goat Fell from our room were amazing, and felt even better looking at it after we had climbed it. This will be our go to the next time we visit Arran!
Tips:Climbing Goat Fell is a must! We followed the fisherman’s coastal walk along the beach (stunning!) to arrive at goat fell, only a 30 minute walk. We got back from climbing late and went to Brodick Bar and Brasserie around 8:30pm, they were still serving food and it was fantastic! Less than 5 minutes from the guest house. We also stopped by the Little Rock Cafe for a takeaway breakfast before the ferry, highly recommend!

Little to add from above, great location and warm welcome. The obvious drawback of course is the unpredictability of the ferries which appears to be about more than simple unpredictability of the weather -another matter, of course. But certainly a problem to be addressed if tourism is to flourish in Arran and more generally in the isles. We had planned for two nights but cancelled ferries meant another two nights which means extra cost and inconvenience. Beware.

A lovely welcome from Alan. The room was reasonably warm and very spacious, with a comfy bed. The ensuite was cold, but this can be addressed with the electric heater installed in the room - just allow a bit of time for the room to be warmed up.

Great guest house. We were looked after well by Allan, who gave us a warm welcome and a free upgrade to a better room as he was short on bookings. It was in February and ferries had been cancelled.
Tips:Fabulous meal in the Glenisle Hotel, Lamlash. Highly recommended. Arran Aromatics and The Wineport also great places to visit. The whole island deserves a tour - plenty of fabulous spots and for the best views, climb Goatfell.

7th December 2019:
The room was clean and well presented, the building itself similar with a good view from its elevated position. The area is very quiet and I had a good night's sleep. I marked the service down because I never actually saw anyone during my one night stay at the guest house. I arrived at about 7.30pm having walked from the ferry. I saw neither another guest nor any staff. Allan, the proprietor, was contactable by mobile telephone and was very pleasant and accommodating. I had a ferry to catch at 0820 and was therefore unable to have any breakfast as breakfast starts at 0800 and could not be provided earlier, but I received a discount to my bill on account of this. I would rather have had the breakfast... Overall it was very good value for money and perfectly acceptable.
Tips:There are very few places to eat or drink in the evening in Brodick in December. In fact at the risk of upsetting the good people of Brodick, I would say it was almost completely lifeless. There are two Co-ops with long opening hours though.

Owner Response:Thanks for your review, I am sorry you never saw me on your arrival. Having the Flu I thought best to stay out the way. Cheers,

So glad I managed to get a room in Belvedere! The room was spotless and really comfortable, with a well-positioned tv up on the wall and easy internet access. The breakfast was like a three course meal with lots of choices and all freshly made - and suitable for all dietary needs and preferences - I'm a vegetarian and it was great!! Finally, there was such a friendly atmosphere - Allan was really welcoming and quick to respond to any questions - as well as having a great sense of humour - definitely go back!!
Tips:Really easy to get to - just a few minutes walk from the ferry, with lots of shops and the Tourist Office very close by. Great walks too - especially Glen Rosa - stunning, as well as Goat Fell and the Castle and the beautiful gardens. There are also lots of excellent places to eat just a few minutes walk away - Crofters Bar and Brodick Bar and Brasserie were both terrific - with great live music as well.

Dealt directly with Owner and it was very efficient.
Tips:Just travelling around the Island. Seeing the seals and red squirrels. Recommend the Douglas Hotel for meal in their bar area. Also Little Rock in Brodick and a lovely café on the main road in Whiting Bay but I have forgotten its name. Sorry. But service and food were amazing. it also has a seating area outside with three tables and takes 40 inside.

Perfect location close to the town and comfortable room, but what made it for us was our host, Allan. He was genuinely friendly and welcoming and his breakfasts were delicious! We particularly liked having fruit and grapefruit as a "starter" Information in the rooms on where to go and places to eat was really helpful too. I would definitely recommend the Belvedere to others.

A perfect place to stay. Allan, our host was extremely thoughtful and emailed us to let us know that there were cancellations and delays with the ferry from Adrossan. The Belvedere is perfectly located for the ferry and facilitates, such as shops and restaurants within walking distance but is quiet. Our room had wonderful views and was spotless. The breakfast was delicious with some added extras. It was a pity that we were only there for 1 night.
